All Oaktree home inspections include a full-house thermal imaging scan with a Flir IR camera. Rooftop drone inspections are available for roofs that are too steep/dangerous to physically inspect. A link to a 4k video will be provided within your report for all drone inspections. Sewer scope videos and reports for sewer mains are available for an additional cost - save money when bundled with a home inspection. Reports are delivered within 24 hours and can be sooner upon request.

WOW! I really can't say enough about Oaktree Home Inspections. I've been on the hunt for a home for a 3 months and they have given me amazing inspections at each of the 3 homes I've been serious about. Mike inspected two of the properties and was able to provide me with in-depth analysis and opinions on the suitability of these properties. His keen eye and thorough inspection caught my eye on the first property I was interested in. Unfortunately, a flood plain ruled it out on this beautiful property along the banks of the Green River. His analysis was outside the scope of our inspection but his level of detail impressed me.
Mike also had my back on a beautiful house situated on a ridge above the Green River. He poured over the 3,000 sq/ft home and I could tell he'd found a flaw when he informed me the foundation was cracked. I'm invasive so I climbed down into the crawl space and realized Mike was worth his weight in gold! He'd figured the depreciable value of that property for me. He saved my butt and it was worth every dollar.
Cody inspected the property I ended up buying. His skills were very similar to Mike's but he had a different approach. Cody snapped pictures of every angle as he crawled around. I didn't expect that and neither should anyone, but it provided me with invaluable detail for my follow-up list of to-dos. He carefully analyzed each aspect of the property and took into consideration the structure's build date and the remodel dates. Cody crawled into the attic and called into question each flaw he found. He gave me dozens of pointed recommendations, with pictures. His level of detail has allowed me to get realistic quotes from contractors in the area to have work done.
Look, no matter your efforts, you can't have a definitive conclusion to any home inspection. Still, Oak Tree Inspections has thoroughly informed me and empowered me to save thousands of dollars using their input to inform my contractor decisions and estimates. I'd be surprised if you could protector yourself with another inspection company. If your realtor suggests another inspection company, resist the urge and go with these guys!

Oaktree was great to work with. Quick to schedule based on our needs. They also offer a wide variety of services, but we just had a normal house inspection done for a property we hope to buy. I was impressed at how thorough the inspection was. Cody, our inspector, also took the time to find out if we had any particular concerns. At the end of the inspection he showed us all the photos he took and briefly went over the concerns he saw. We got the formal inspection report early the next morning with lots of detail. Not just photos of different areas, but videos when there were concerns about things like noisy doors, so we could see and hear for ourselves. They also took regular photos to put alongside the thermal scans so we could see exactly what was happening where. Issues identified included who should fix (e.g. what items could be done by a handyman/DIY vs. a specific contractor), as well as useful links to other sites to explain certain topics. Highly recommend if you are looking for an inspector.
